The attached photos were taken of the stairwell and rear wall of an ensuite in a two storey house. Water had constantly been leaking into the wall and rotting the plaster and timber; due to the insufficient silicone sealing around the taps.
As the photos show, a dark damp area had emerged and attracted termites who then completely destroyed the timber structure in the wall.
The house involved is only 5 years old.
As a consequence all affected timbers had to be replaced and the wall re-plasterered and painted; resulting in a repair bill of approximately $10,000, which included a follow up pest treatment.
When Victorian House Inspections were requested to do an inspection in November 2007 the termite damage, as viewed in these photos, was found.
Just because a house is less than five years old; it can still sustain termite infestation given the right conditions.
It is also critical that your Inspector has all the right qualifications to make the correct assessment of your property whatever its age!
